An Inspection Trip is usually a 3 day trip to view developments and properties in order to become familiar with the area in which you are looking to purchase property in north cyprus. As the legal system in North Cyprus is the same as that of the UK, the whole process of buying properties in North Cyprus is fairly simple. All legal documents are in English, and there is a wide range of highly regarded solicitors in North Cyprus who are bilingual in English and Turkish. Once the purchaser has decided on the property they would like to go ahead with, then the property purchase can be completed in a very short period of time.

Payments
Once the contract is signed the purchaser pays the first installment to the Developer. Both parties are expected to then follow the payment schedule recorded in the contract of the property sale. Note that any reservation deposit made before the signing of the contract is deducted from the first installment.
Purchase Permit
A permit to purchase from the Council of Ministers in North Cyprus is then applied for by your solicitor. This may take around 12-18 months to be clarified.

Certainly, the last thing anyone wants is to be surprised with unanticipated charges. We have created a list below, of common taxes, fees, or charges that apply:
- Foreigners can expect to pay a VAT which, at the moment, is 5%, and a stamp duty, which is 6%. The stamp duty is paid to the Registry Office once the title is registered under your name, and can be paid several months after the keys are in your possession. It is important to note that these percentages are of the government valuation of the property and not the sales price, and that this value is usually significantly lower than the actual sales price.
- There is also a small contract stamp duty that buyers must pay. This estimate can be obtained by your solicitor.
NOTE: The Tax Authorities have given first time investors the incentive of a one time opportunity to reduce the stamp duty to 3%.
